Four stages, from first conversation to a closed sale. Every case moves at its own pace, but the shape of the process stays the same.

First conversation
You, your attorney, or your mediator tells us about the property and where the case stands. We ask about the home's condition, the ownership structure, and the timeline you're working with.

Assessment
We review the property — sometimes remotely, sometimes with a walkthrough — and research comparable local sales. This gives us the information to make a responsible offer, not a guess.

Written offer
You receive a written purchase offer with clear terms: price, timeline, and what's required from each side. There's no obligation to accept, and no pressure to respond on our schedule instead of yours.
Delivered in writing, reviewed on your timeline

Coordinated closing
Once terms are agreed, closing is handled through a licensed, independent title or closing agent, with documentation your attorney can review at every step. We close in cash on the agreed date.

About timelines
Every case is different, and the numbers above are general ranges, not commitments. What we can promise is coordination — we build the closing date around your mediation date, hearing schedule, or settlement agreement deadline, not the other way around.
